Before construction, there’s preconstruction.

Precon, short for preconstrution, is a service we provide prior to construction. In precon we align design and construction expectations and create a holistic plan tied to your project’s financial goals. Ideally, we partner after the architect finishes schematic design. From here, we form a team with the client and architect to define scope, schedule, costs, and quality. We begin a sincere planning effort: engaging in early pricing analysis; submitting initial utility applications; meeting with subcontractors to gain expert advice; and establishing the virtual construction scope. We enlist our in-house specialists in concrete, framing, woodwork, and metal-work to mind-meld around big moves. From the architect’s developed design, we prepare a line-item estimate and a draft construction schedule. As a team, we engage in value engineering, discuss construction administration, and begin to procure items with long lead times.

Precon is the path.

A healthy precon effort lasts several months, and it is during this time that we solve problems preemptively before they become schedule delays, costly rework, or compromises in quality. In precon we truly become experts on your project by crafting the strategy for construction. With an explicit set of building instructions in hand, construction flows smoothly and efficiently. Precon is the main ingredient for a successful and enjoyable building experience. After precon we then break ground and start construction.

Green System Credits

Environmental sustainability is one of our core values. Dovetail aims to make sustainable choices easy choices. We waive our fee on substantial green system components such as PV arrays, large water reclamation, and geothermal.
